Our Roof Inspection Checklist

At Birdcreek Roofing, our Roofing Consultants offer free roof inspections for Texas homeowners. Whether you’re in need of a complete roof replacement following a storm or minor repairs due to an aging home, we’re here to walk you through our three step process. The first step in our process is the Consultation, which consists of one of our team members coming out to your home and taking a first-hand look at the state of your roof. Here are three things we’re looking for during a roof inspection.

Preventative Maintenance

If your roof is currently in a healthy condition, we want to keep it that way! The first step is to clear it off debris — any branches or build up of leaves. Leaves may seem harmless, but as they pile up, they can prevent water from flowing off the roof and funnel it to places it’s not supposed to be. A soggy pile of leaves also welcomes mildew and mold, which is never good on any part of the home. Beyond general debris removal, we inspect all roof penetrations to ensure there are no leaks or cracks that may allow water to creep inside. If any are found, we’ll discuss the resealing process to protect your home from further damage.

Contractor and Manufacturer Defects

There are certain signs we look for to indicate that your roof is nearing the end of its life, like curled or cracked shingles, or bald spots where the asphalt granules have worn down over time. However, there are also signs of poor-quality workmanship on either the roofing contractor or manufacturer’s part. For example, about 91% of leaks are caused by improperly sealed or flashed roof penetrations! If issues like these are addressed early, further damage and costs can certainly be avoided! We strongly suggest that a roof inspection is conducted roughly every three years to guarantee that your roofing system is functioning as intended.

Storm Damage

We’re most often called to a home following a storm that rolls through — when heavy rains, powerful winds, and hail can take a toll on your roof. Heavy rains may cause interior damage, highlighting storm damage that previously went untreated. Wind and hail have the potential to leave visible damage to the exterior, which compromises the integrity of the roofing structure and makes it more vulnerable to leaking. To identify hail damage, our Roofing Consultants look for dented gutters, downspouts, roof vents, and shingles. Wind damage has a different fingerprint, as it can lift any loose shingles. While the wind itself is a concern, the resulting flying debris can bring problems of its own. Our Roofing Consultant will check for any evidence of tree branches or shards that have landed on or blew across your roof, possibly removing protective layers. Following the inspection, it may be advised that any overhanging tree branches are removed.
